Why fractional

Hotel real estate, without the parts that make it hard.

Everything a hotel room earns, with none of what it costs to own one.

From $20,000

Enter a branded hotel without an $80,000 down payment or a mortgage.

Fixed return, in dollars

5% a year while we build, 10% a year once the hotel opens, by contract.

Zero management

No tenants, no repairs, no bookings. The hotel runs under the Sonesta brand.

No vacancy risk

Your return is a fixed percentage. It does not depend on your room being occupied.

No fees

No HOA, no maintenance, no annual dues. What you earn is what you receive.

Fifteen years tax free

Under CONFOTUR, the Dominican tourism incentive law, subject to the applicable approvals.

A clear exit

Buyback windows in years 5, 8, 10 and 12, and resale with HCI approval.

Hotel privileges

50% off the best available rate at NOMAD, subject to availability.

01The model

One residence, twelve certificates.

A designated residence in Sonesta II, among the units without balcony, is associated with twelve investment certificates of $20,000 each. The certificate gives you contractual investment rights: a fixed return on the amount you invest, paid in dollars, and a buyback schedule. You invest in the residence; the hotel does the work.

02The returns

Five percent while we build. Twelve once we open.

From signing until the hotel opens, each certificate earns 5% a year on its value. From opening, 10% a year through the fifteen-year term. On one certificate that is $1,000 a year during construction and $2,000 a year in operation; with five certificates, $10,000 a year once the hotel is open.

03The exit

Four buyback windows.

In years 5, 8, 10 and 12, during a twelve-month window defined in the agreement, the developer buys back your certificate for the original investment plus the eligible returns earned during the investment period. There is no property-appreciation upside: the value of the instrument is its fixed return. Between windows a certificate can be resold with HCI's approval, at its purchase price.

04The structure

Three levels, one dedicated company.

A holding company incorporated in Spain owns a dedicated property-owning entity. That entity holds the designated residences and issues the certificates under the final approved legal structure, separate from the other HCI operating businesses. You, the certificate holder, hold the contractual investment rights defined in the certificate and the agreement.

05Subscribing

Half at signing, half within thirty days.

This is a subscription, not a reservation. You sign the investment agreement and pay 50% of each certificate, $10,000; the balance is due within 30 days of signing. Everything is done remotely, by wire, from any country. The agreement sets out the deadlines, the notices and what happens to the deposit if the balance is not paid on time.

06Fraction or residence

Two ways in.

The fraction is the simple way in: a fixed return, a buyback calendar, no financing and no management. The whole residence is the deed in your name, sixty owner days a year, financing of up to half the price and the hotel's rental program. Both are explained in the same call.

  • Fraction · from $20,000Certificate, fixed return, buyback windows
  • Residence · from $140,000Titled deed, 60 owner days, up to 50% financed
  • FractionNo owner use, no HOA, no financing needed
